As a result of our land research expertise, we were recently retained by a prominent regional house builder to identify unbuilt consented sites in 5 specific locations within the Thames Valley.

A thorough land assessment was carried out in Wokingham, Windsor, Maidenhead, Newbury and Twyford areas with a specific purpose of identifying unbuilt sites which would deliver between 25 and 50 units.

Our Land Research team immediately undertook an initial desktop appraisal to compile a list of sites that were either in the planning system or consented within the last 3 to 4 years.

Site visits were then undertaken on each of the sites to identify those unbuilt sites with the finding presented to our clients for review.

Working in conjunction with our clients, we then agreed a structure for engaging with the landowners to prioritise several sites for potential acquisition.

The land research exercise identified that many of the unbuilt sites had previously been offered to the house builder, however the marketing exercise undertaken by the landowners agents hadn’t yielded a satisfactory level of value.   3 sites have agreed terms and are currently working their way through the legal process.
